First-Home Buyer Activity Levels and Entry Points Hold Steady in Cape Coral

First-time buyers completed 31 percent of all single-family home sales in Cape Coral during the three months ending June 30, according to local Multiple Listing Service tallies released this week. That share marks a four-point gain over the same period in 2025 and reflects renewed movement at the lower end of the market.
The shift arrives as mortgage rates eased below 6.4 percent for 30-year fixed loans in early July, a level not seen consistently since late 2024. Local lenders report that pre-approvals for buyers under the $300,000 threshold rose 19 percent month-over-month between May and June. The timing matters because inventory of homes priced below $280,000 has tightened to just 42 days on market, the shortest stretch recorded since February 2023.
Neighborhoods drawing new buyers
Entry points have concentrated along Coronado Parkway and in the Burnt Store Meadows subdivision. Properties on Coronado Parkway that sold in June carried a median price of $268,500, with three-bedroom homes moving after an average of 11 days. Burnt Store Meadows recorded 14 closings by first-time buyers between April and June, all under the city’s first-time homebuyer assistance program administered through the Cape Coral Housing Development Corporation. The program provides up to $15,000 in deferred-payment second mortgages for households earning under 120 percent of area median income.
Further west, homes near the intersection of Pine Island Road and Northwest 24th Avenue have also attracted activity. Two recent sales there closed at $259,000 and $272,000, both to buyers using conventional financing with down payments of 5 percent or less. The Cape Coral Board of Realtors noted that 22 of the 71 transactions under $280,000 this quarter involved the board’s affiliated first-time buyer education workshops held at the Cape Coral Yacht Club.
Price trends and next steps
City-wide median sale price for entry-level homes stood at $265,400 in June, down $4,100 from the March figure but still $11,800 above the June 2025 level. Days on market for these properties averaged 28, compared with 41 days for homes priced above $400,000. The Lee County Property Appraiser’s office recorded 187 new homestead exemptions filed by buyers under age 35 in Cape Coral during the second quarter, the highest quarterly total since 2022.
