Mortgage-rate dips and renewed rental-demand forecasts have pulled capital back into Southwest Florida markets. Cape Coral recorded 187 investor purchases in the second quarter, compared with 142 in the first three months of the year.

Multiple-listing service reports indicate 34 percent of those homes received two or more offers in June, versus 19 percent in April.
Local agents tracking the Cape Coral Multiple Listing Service note that cash offers from limited-liability companies now represent one in five contracts in the $300,000-to-$500,000 range. That share stood at one in eight at the start of 2026.
