Neighborhoods drawing first-time traffic
Activity concentrated along Del Prado Boulevard north of Cape Coral Parkway, where three-bedroom townhomes built in the early 2000s listed between $298,000 and $335,000. Buyers also targeted the Burnt Store corridor west of Burnt Store Road, where newer attached homes near the Cape Coral Yacht Club basin averaged 18 days on market. Local programs such as the Lee County Housing Finance Authority’s first-time buyer workshops and the city’s down-payment assistance pool, capped at $15,000 per household, recorded a 22 percent jump in applications since March.
Real estate agents tracking the Cape Coral Association of Realtors database reported that 187 first-time contracts closed in the quarter, compared with 142 a year earlier. Average entry price for those deals stood at $324,500, with most properties located inside the 33904 and 33914 ZIP codes.
